Join the Santee Sheriff's Department and Santee Fire Department this Saturday November 6 from 7:00 am to 10:30 am for the 12th Annual Santee Pancake Breakfast. The breakfast will be held at the Santee Fire Station #4 at 8950 Cottonwood.
Come out and meet our local firefighters and deputies and mingle with your neighbors while supporting a great cause! Money raised by the Santee Sherrif's Department for the Santee Pancake Breakfastwill go to support local families in need through the "Spirit of Giving" charity. The funds raised by the Santee Fire Departments will be used to purchase automated external defibrillators in Santee schools, churches and community centers.
$5 for adults or $3 for kids under 10 and seniors will get you a great breakfastof pancakes, eggs, sausage, coffee and juice. There will also be photo ops for the kids with firemen and firetrucks or sheriff officers and the police cars. There will be speakers from both departments talking about crime prevention as well as fire safety.

Often times we have clients that would like to purchase a home, but have had some negative circumstances happen in their lives, and they ask us -- can be buy?
Disclosure --- I AM NOT A LENDER, CREDIT REPAIR COMPANY, ETC. I am a Realtor, and learned a few things today that I didn't know, and thought I would share! If you have more detailed questions, I have several great lenders to ask!
Foreign buyers usually do not have credit. Have them open a couple credit cards before they come to purchase a home.
There are many scoring models - Personal (you pull your own credit), Mortgage, Credit Cards, and Insurance. They all have different algorithms, and could be as much as 100 points different. I always thought when you got your credit score, it was the same anywhere.
This is a big one --- if you lose your credit card, or report a fraudulent charge, and are issued a new card --- you need to request the history to be transferred, especially if it had long history. They do not always do this. Payment history amounts to 35% of your FICO score, so this one could make a big difference.
We have always been told to shred credit card applications, but now the thieves are getting smarter, and we now need a "cross-shredder" to be sure they cannot tape these applications together and submit them.
When electronically signing (at the department/grocery store), add a date to your signature. The biggest problem with credit/debit card thefts is from the clerk on the other side of the counter. When you add the date, they cannot reproduce your signature again.
If you want to "opt-out" of credit card offers - call 888-567-8688. When you call, this will be good for 5 full years. If you want a lifetime opt-out, this needs to be done my snail mail.
Security Freeze - blocks anyone from checking your credit, except those you currently are doing business with. If a loved one died, unfortunately there are smart thieves out there watching the obituaries and collecting social security numbers. Each reporting bureau has its own Security Freeze, and each should be contacted.

We don't always get to refer our clients to our preferred lenders. We don't know the experience level of the loan officer the buyer may have selected. We don't get to choose the escrow agent nor do we know the experience of the signing agent. This is an exciting time! Although the nerves may be on edge, the buyer is almost there! The keys to their new home are almost in their hands! I want to ensure my clients are comfortable and be available to answer any questions that may come up. If I can't answer the question, I make sure we find the answer quickly.

I found this little pumpkin when searching for the perfect pumpkin at the pumpkin patch! I have never seen anything like this. I couldn't believe how much this looks like a flower! This of course is the pumpkin I chose. My husband wasn't all that thrilled, so he got his own! I think it is perfect.

Congratulations to everyone who made this one so simple! Another one Down! Too many stories we are hearing these days are of short sale nightmares. I thought I would throw in a good one for a reminder they do exist! (I have been lucky and had quite a few successes this year with Short Sales!) Although the seller struggled for over a year trying to get a loan modification, since it was an investment property, Chase was not having it. But they were all over approving the short sale!
The VA offer (YES, I said VA offer) was accepted on August 18, 2010. 40 business days later, Short Sale approval in hand! The buyers lender went to work and we completed the sale Thursday October 28th! It is amazing to work with like minded people all working toward the same goal! Positive attitudes, diligence and patience from all parties really makes it all worth while!

When writing an offer on a home to purchase, you were probably asked to put up a deposit to show the seller your Good Faith and show you are serious about the transaction. It may be anything from $500-$10,000 depending upon the situation. Price of the home or perhaps it was a required amount.
The funds you have given to your Realtor® when signing your offer are called the Earnest Money Deposit (EMD) and will be deposited into escrow once the offer to purchase, any counter offers have been executed and a valid contract exists. Be sure and get a receipt for these funds. The EMD is an assurance to the seller that you plan to complete the transaction and they can confidently take the home off the market and place it in "pending" status.
Don't worry! That money is safe! The escrow holder will hold the EMD in a trust account until the end of the transaction and the money will be applied toward the down payment and closing costs. If there is any money remaining, the funds will be returned to you once escrow has closed.
What happens if you cancel the transaction? There may be any number of reasons the transaction can not be completed. However,it is imperative you read your contract and discuss with your Realtor® the reason for cancellation. You do not want to be in breach of your contract, as it can cause the EMD to be forfeited. There are certain stipulations and contingencies within the contract that provide for the return of the funds, but if for any reason you were to "walk away" without cause or out of the contigency periods, the seller may be entitled to those funds. Again, your Realtor® will be able to guide you through the cancellation process.
So,What Happens to the $3000 I Gave as a Deposit? Consider it a portion of the down payment given upfront!

Yesterday was one of those days. We all have had them, so you know how it goes. One of my challenges yesterday was the kitchen sink. My husband had thought he had cleared the drain and it had been ok for a while, but not yesterday! I tried to run the dishwasher and minutes in, my sink was full of water. I wasn't waiting around for my man to fix it this time. I called the plumber.
The guy I normally use and refer for everything wasn't able to come yesterday. I needed it fixed, and I needed it fixed NOW. So GOOGLE, here I come. SANTEE PLUMBER. Of course there were plenty to chose from. But the one that got my attention was $49.50 any drain.
Called them up, they came within 3 hours. Not too bad for same day service. The guy showed up in uniform (which always is better than Plumber Bob with the crack from behind) handed me his business card and went to work. I had told him what my husband had already done and we chit chatted about the business. They are an Arizona franchise that has 16 offices and have just branched into San Diego. Robert (my plumber with NO crack showing) had volunteered to be transferred to San Diego. (Why wouldn't you?) He packed up his wife and kids and they are now proud San Diego residents!
I went back to work while he completed his job.He then says "So, I think I broke your garbage disposal." What? How? Apparently while putting the snake through something happened. He asked directions to the nearest Home Depot or Lowes and was off.
When he returned, garbage disposal in hand (the exact model I originally had; not a cheap one either) he said "Today is just one of those days!" Then proceeded to tell me when he woke up yesterday morning he came out to find his Tahoe broken into (2nd time in less than 6 months) and his $2500 stereo system stolen. But the entire time he made the best of it. Smile on his face and professional. I told him how bad I felt for him and was sorry he had to go get a new disposal. "Better to have a happy customer than one who is unhappy!"
$49.50, a new garbage disposal AND great customer service? Almost unheard of! I will definitely use their services again.

There are many steps in the process; missing just one of them or not having the information you need to make an informed decision could be very costly. In addition, working with a Realtor® can help you avoid some of these other mistakes as well! Here are the top mistakes that you will want to avoid when purchasing a home:
Not having proper representation ~ Working exclusively with a buyers agent will put you in the best position when buying a home. Every agent has a fiduciary responsibility to act in the best interest of their client. An agent representing the seller must keep the sellers best interest. Skipping the Pre-approval step ~ being pre-approved for a loan will help you not only in determining what you can afford, but will save countless hours looking at homes that are above your price range!

Not understanding the market ~ The real estate market varies state by state, county by county and city by city. Understanding what market YOU are in will make the difference in how to write an offer. Don't try to time the market.
Trusting Advertising ~Don't believe everything you read! Do your own due diligence. Whether it is for a loan, a Realtor, home inspector or an advertisement on the home itself, knowing the facts will save you in the long run from headaches or disappointments.

Not considering the long term ~By not looking at both your personal situation and the home situation, you may find yourself in a predicament. Is your family going to grow? Do you plan to get animals? These type of questions could cause a problem if the home you buy is not large enough or will not allow pets over a certain quantity or size. Additionally, is there anything going in around the home that could affect the sale at a later date? You would hate to buy a home where the new freeway extension was going to run close. This will affect the value and potential future sale.
Foregoing property inspections ~ A home inspection is one of the most important steps in the home buying process. Hiring a professional home inspector will ensure your investment is in good condition or help you identify where potential problems may arise. Skipping this step could cause great agony once you have moved into the property and found there are multiple problems that could have been recognized and dealt with prior to owning the property.
Not knowing and understanding closing costs ~ The down payment is just part of the cash you are going to need to close. Don't be surprised when it comes to closing and there are additional costs associated with the purchase of a home. Costs like escrow, title, appraisal and notary are all additional funds you will need to bring to the table.

It might sound crazy but if you take a step back and think about the 3 points above you will see why you should start looking into a move.
Get a market analysis so you know how much equity you have to work with.
Get pre-qualified with a lender to know what you can qualify for. Your agent will have several lenders they have worked with and you can compare and choose the one who relates to you best.
Shop around with your "buyers agent" to see if there are homes which meet your "dream" specifications. (You don't want to find your dream home on the first shopping trip. You just want to determine if there are home in your price range that would meet your needs. This trip or two is only "recon" to determine if you want to go forward.)
List your home with an important contingency!Property is listed subject to the seller contracting and closing on a new home. Closing and possession must coincide and be concurrent or the contract is null and void.
Accept an offer on your existing home with a 2 week contingency to contract for a replacement home. This contract is accepted expressly conditional upon the seller contracting for a new home within 14 days of acceptance. Closing and possession must coincide and be concurrent or the contract is null and void and all earnest money will be returned to the buyer.
Go out to find a new home with your buyer's agent and contract for it with a similar contingency. Watch out Pumpkin Station! Here comes Noah! My grand baby Noah is 16 months old and the best age to enjoy the pumpkin patch! He loved all of the pumpkins, climbing all over the hay and even climbing on the pumpkins! He loved the animals, riding the train and sliding down the HUGE bouncy slide. We are so happy to have him home to enjoy times like this with him! His Daddy and Momma were in Okinawa Japan with the Army when he was born and we missed them so much! Momma has now brought our precious little guy home to live awaiting Daddy's discharge date! We are so glad they are home!

If you haven't heard, Vanilla Ice, AKA Rob Van Winkle, has a new TV Show on the DIY Netwrok called The Vanilla Ice Project. It is Rob and his crew flipping houses!
At 16, Vanilla Ice wrote and sold one of the biggest selling rap albums ever.Ice Ice Baby. With the money he earned from his album, he started buying properties and sold them for a profit. He has been flipping houses ever since!
When I first heard this, I thought GREAT. Another TV show showing "how easy" it is to flip houses. I have heard a couple of interviews with Rob and he doesn't seem to be as much as an idiot as I was expecting. However, he does make it sound quite easy. I have not seen the show, I believe the first episode aired October 14th. I hope that it is not made out to be something any one can do with a little bit of cash and a hammer. Hammer Time! ( ~ oh wait, that is someone else....)

Prostate cancer is deadly if not detected early enough. Thank you to Charlene Storozuk for bringing this to our attention. 17 years ago my Dad was diagnosed with Prostate Cancer. We were all so devastated and very scared. He was so young at 51, we were not ready to not have him a part of our lives! Fortunately, it was caught soon enough and he has been cancer free for 17 years! He has been participating in a study at Irvine Medical Center in Southern California ever since to help with further research on the disease.
I think I better figure out how to grow a Mo pretty quickly!
Worldwide Prostate Cancer support groups are encouraging men to grow a moustache (also known as a Mo) for the month of November. The campaign is known as Movember and is a way to help bring awareness to prostate cancer and raise funds for research. Women are also encouraged to help get the word out about the Mo campaign. I wanted to join the cause too by sporting a Mo. Although I'm approaching the age where dear old Mother Nature will soon take care of growing a real one for me [sigh], for now, a virtual moustache will have to do.
To help bring a little awareness to prostate cancer,for the month of November I'll be using this profile picture on my Active Rain blog posts. At the beginning of each blog post, I'll include a link to this post so that people can see what the moustache is all about. I plan on using this profile picture on my Facebook and Twitter accounts for the month too. I know it's not much, but if it helps to bring awareness to the cause and even encourages one person to go and get checked out, it will be well worth it.
Did you know that1 in 6 men will be diagnosed with prostate cancer during their lifetime? Those are staggering odds. Even higher than the odds of a woman being diagnosed with breast cancer (1 in 9); yet we never seem to hear too much about prostate cancer. I must admit that I was one of the many that are not aware of its prevalence. It wasn't until someone very close to me was recently diagnosed, that this point was driven home. Thankfully, it was found early.
The good news about prostate cancer? Okay, "The C Word" is never good news, however, prostate cancer is one of the most successfully treated cancers if it's caught early enough. Please encourage every male close to you to speak with their doctor about having a PSA test every year as part of their annual physical. It's a simple test done through blood work. You could save someone's life.
Last year's Canadian Mo campaignwas the second largest in the world behind Australia with 35,156 'Mo Bros and Mo Sistas' (as they're called) joining the cause. Theyraised $7.8 million for Prostate Cancer Canada!

Oma's is an actual working dairy farm.Since 1960 the Van Ommering family has been operating this dairy farm which produces raw milk for sale to processors of milk powder products, cheese and butter. Don't forget to hop on a Hayride while visiting the pumpkin patch and tour the farm to see how cows are raised and fed! Hayrides will leave every half hour with the last one departing at 6:30 p.m.

Wondering what to do with all of those seeds? Here is a greatrecipe for pumpkin seeds!
4 1/2 cups of Raw Seeds
1 Tablespoon Cooking Oil
1 Teaspoon Salt
Mix seeds, salt and oil. Spread mixture on wax paper and let them dry for 24-48 hours
Once seeds are dry, place them on a cookie sheet and cook at 325 for 35-40 minutes
Cool, Enjoy!

Homeowners looking to modify your loan now is your chance to learn how.Today, October 21st starting at 1 pm to 7:30 pm, government officials from the Department of Housing and Urban Development (HUD) will be holding a "homeowner community event" at the San Diego Convention Center. Expected to attend and assist homeowners are 15 lenders and loan servicing companies.
This program is part of the administration's "Making Home Affordable Program" which was created to help homeowners stay in their homes or move using a short sale or deed-in-lieu of foreclosure. Plan on attending if you have lost your job, you owe more than your home is worth or if you had your mortgage payment increase substantially due to adjustable rate mortgage (ARM) adjustments.
This program is FREE and there will be government approved counselors there to assist you. You do not need to be a homeowner to attend the event and learn more about the programs.

Once this guy gets started, the entire audience starts singing along! Imagine being in a sold out stadium of pumped up people all singing praises to wonderful country we live in! How awesome is that!?!?
