Are You Speaking English? Understanding Acronyms and Financing Terms

We are going to calculate the DTI which will include the monthly PITI. You will need to provide the EMD to Escrow and wait for the COE. Seriously! Are we speaking English?One of the first things you will be doing in your new home search is getting pre-approved for a mortgage loan. While going through this process, you will come across financing terms that you may not be familiar with. Your understanding of these financing terms will help you make an educated decision on what the best loan for you will be. In addition, while speaking with your loan officer, it is important you understand the process. Understanding some of the financing terms will help make sense of all that is going on.

• Adjustable Rate Mortgage (ARM)~ This type of loan has an interest rate that will adjust after a pre-determined period of time. The time periods can range from 6 months to 10 years.

• Amortization ~ the way a loan is paid off, with regular payments over a specific period of time. Payments must be sufficient to cover both principal and interest.

• Annual Percentage Rate (APR)~ the actual interest you are paying which factors in fees, points and other costs paid for obtaining the loan

Appraisal/Appraised Value ~ A report completed by a qualified professional that makes a complete market analysis of a properties surrounding area to determine a reasonable value for a home. Based on comparable properties that have recently sold.

AUS/DU/LP~ Automated Underwriting System/Desktop Underwriter (FNMA)/Loan Prospector(FHLMC) Using completed loan application information, an automated underwriting systems retrieves relevant data, such as a borrower's credit history, income information, asset information and arrives at a logic-based loan decision.

Buy Down ~ Money paid to "buy down" an interest rate. Interest rates may be permanently bought down by paying points or temporarily bought down 1 year, 2 years or 3 years. Example: interest may start at 3% for the first year, 4% for the second year 5% for the remaining life of the loan.

Caps ~  Both payment and interest rate safeguards set in place for an ARM loan that will not allow a payment or interest rate to increase over a certain amount in a given time period.

Certificate of Eligibility~ Document given to qualified Veterans that show their eligibility to use the benefit of a VA Home Loan.

Closing ~The date written into your offer as when the escrow will be completed. Money will be transferred to the seller. Close of Escrow date. (COE)

Closing Costs ~ Expenses over and above the purchase price of the property for lenders fees, appraisals, property taxes, escrow and title fees.

Conventional Loan ~A mortgage loan that is not insured or guaranteed by a government entity. A loan that will meet guidelines set forth by FNMA (Fannie Mae) and FHLMC (Freddie Mac) (also known as a conforming loan)

Credit Report ~A detailed report of all loans, credit cards, car payments and the payment history for each. Will include all current and closed accounts. Will also include any liens or judgments in public record.

Credit Score~also known as FICO score. Based on the information in your credit report, it is a statistical summary of the payment history. It is a mathematical summary calculation that gives numerical values to information in the credit report. YOUR CREDIT SCORE IS AN IMPORTANT FACTOR IN OBTAINING A MORTGAGE LOAN

Debt to Income Ratio (DTI)~ This figure is calculated by taking any long term monthly debt and dividing it into your gross monthly income to determine affordability.

Deed of Trust ~ Document executed by the borrower evidencing the debt owed to a lender. This document is recorded with the County Recorder's Office and will be public record of the debt.

Discount Points ~ Prepaid interest based on 1% of the loan amount for each point. Paying discount points will help lower the interest rate being negotiated.

Earnest Money Deposit~(EMD) Money given by a buyer to a seller to bind the contract. This money is held by the Escrow Company and will be applied to down payment at the close of escrow.

Escrow~ A third party intermediary who will hold and disburse funds in the transaction. The Escrow Company will assist in getting paperwork signed and arrange the recording of documents.

FHA Loan ~ A mortgage loan insured by the Federal Housing Administration. FHA loans have their own underwriting guidelines that must be met, but may also be underwritten by an automated underwriting system.

Fixed Rate Mortgage ~ (FRM) A mortgage loan where the interest rate will remain consistent throughout the life of the loan.

Good Faith Estimate ~ (GFE) Good Faith Estimate. This form is provided to explain the terms and costs of your mortgage loan.

Impound Account ~ (AKA Escrow Account) An account set up for the buyer by the lender to collect monthly payments that will cover property taxes and insurance. The lender will pay these installments when they come due.

Jumbo Loan~ A mortgage loan that is higher than the conforming loan limits that are set by Fannie Mae and Freddie Mac

Loan Origination Fee ~a percentage of the loan amount charged by the lender to originate the mortgage loan.

Loan to Value (LTV) ~ Based on the appraised value of the home, the amount of money borrowed. Example: A loan with 20% down payment would equal an 80% Loan to Value ratio.

Lock or Rate Lock ~ An opportunity to lock in a certain interest rate for a period of time. Usually between 12 and 45 days.

Mortgage Insurance, PMI or MIP~ insurance to protect the lender in the event of default required on any loan with less than 20% down. Please see a more detailed explanation in my post on What is PMI

Note~ A written promise to pay back money borrowed from the lender. This will include the terms of the loan, interest rate, payment dates, lender and borrower.

PITI~ abbreviation for describing a total monthly mortgage payment that includes Principal, Interest, Taxes and Insurance.

Prepayment Penalty~ A penalty charged by the lender for paying off or paying down a loan prior to a specified date. Not as common today as in the past. It is important to ask if your loan has a prepayment penalty.

RESPA (Real Estate Settlement Procedures Act)~ The requirement for lenders to provide detailed information to the borrower in advance of what closing costs are to consist of.

Title Insurance~ An insurance policy issued by a Title Company that may cover the lender and the buyer in the event of unfound claims against the property.

Truth In Lending (Reg Z) ~ Federal law requiring the lender disclose the annual percentage rate (APR) to the buyer.

Underwriting~ A decision made to lend or not to lend money based on information provided by the borrower regarding income, employment, assets and liability. The property will also be considered in the underwriting decision. Condition and loan to value will be evaluated.

VA Loan~ A loan guaranteed by the Veterans Administration available to qualified veterans. May require no money down.

This is a short list of financing terms that will at least help you more fully understand the basics of the loan process and some of the forms that will accompany your process. Be sure to ask questions on anything you do not understand, continue to ask until you do. We are so used to talking to people in our industry on a daily basis that often times the terms and phrases that are used are just assumed to be known to the lay person. You should feel comfortable throughout the process you know what is going on. Surprisingly, we are speaking English! Now you should understand a little more about the acronyms used in financing terms!

A Very Sad Last Tweet

Do you text or tweet or update your FB status while you drive? Maybe you should give that bad habit a second thought.

If you are a news scanner, like I am, you probably saw that Dr. Frank Ryan (Plastic Surgeon to the stars) was killed on Monday, August 16, 2010 when his car drove over a cliff near his home in Los Angeles. At the time of the first report, the article I read said that Dr. Ryan did not drink or use drugs.  It turns out now, however, that he was Tweeting about his dog at the time of the crash (Heidi Montag Plastic Surgeon Frank cell phoneRyan Texting Before Fatal Crash).

It is really hard to know what will get people to change this behavior. While it is very sad that this man died while texting/Tweeting, I hope that the cause of his death will get a lot of publicity. Especially for teens, and even busy executives, who are tied to their Blackberries, iPhones and Droids, the need to be in constant contact is virtually addictive.

The lure of the vibrating phone is one that is hard for all of us to turn away from, but it is critical that we continue to talk about the threat to personal and public safety caused by texting, emailing and tweeting while driving.

As the new school year begins, make a vow (if you haven't already done so) to put down the phone when you drive. If you don't have the will power to at least wait until the next stop light to check it, put it somewhere beyond your reach and make it impossible to check while driving. 

This sad story shows that a person can make other wise health choices and still end up dead because the lure of the instant communication is too great.

Please remember this story the next time you  'just want to see who that email is from.'

Overpriced Homes-Sell Slower and For Less

If you are thinking abuout selling your home, this is really worth the read. Over pricing a home will only prolong the process. It will cause many buyers to look elsewhere that could be potential new homeowners of your wonderful home. Working with a REALTOR that understands your market and can provide you with the comparable sales in your neighborhood will help you sell your home quicker and for what it is worth!

Overpriced Homes-Sell Slower and For Less If there’s anything we can take away from the plethora of Bank Owned Foreclosures is they certainly know how to price a home to move!

I maintain that you almost always shoot yourself in the foot by overpricing your home. Your home will almost overpriced homesalways sale at or above market value by pricing at or below market value.

So why is that? Well think back at when YOU were buying a home. Remember when a “great deal” came on the market and everybody and their agents were “swarming” to the open house? You placed your offer only to find out their were 10 other offers and they were going above the asking price? This “bargain price” created an auction affect and got people excited. THAT is how banks are pricing their homes and if you want your home to move quickly and for the most amount of money, this is a winning strategy.

So why don’t sellers do it? I think it’s because there’s a little voice inside of our head (and pocketbook) that says “what if”.

“What if”- I can get $50K over market value. (even if someone were excited enough about your home to pay $50K over appraised value, their lender won’t loan the money if the value isn’t there. No loan, no buyer)

“What if”- I don’t get multiple offers and I only get one offer (May be still overpriced!)

Often fear (and greed) hold us back from making smart choices! Don’t feel bad though, even Real Estate Agents are guilty of senselessly overpricing their homes. Somehow when it’s our turn to sell all of our “market knowledge” becomes goo and leaks out of our ears! It’s like the hairdresser with bad hair!

The bottom line is, almost always, an Over Priced House will sit on the market longer and sell for less than it should have had it been priced strategically from the beginning.

What’s In The Water At La Jolla Shores?

What's In The Water At La Jolla Shores?

La Jolla Shores is one of the best beaches in San Diego County. You will find that the warm water and beautiful summer days bring more surfers, swimmers, kayaks and snorkelers to the sparkling water. What else will you find in the water at La Jolla Shores?

You are likely to find an occasional jellyfish, sea lions playing in the surf, a few sting rays, dolphins or strands of kelp. Most of these ocean occupants are harmless. When getting in the water, most know to do the "sting ray shuffle" which is dragging your feet through the sand to avoid stepping on a ray or jellyfish.

But recently, there have been a couple different sightings of sharks! The sightings occurred Sunday by a kayaker that was fishing from his boat and came eye to eye with the giant fish and then later in the afternoon another sighting by lifeguards. Both eyewitness descriptions are consistent with a Great White, but remain inconclusive as to the actual species since the sightings were brief in both cases.

Shark experts at the Scripps Institute for Oceanography say the California Coast is home to many sharks but most of the time they are just not seen. SIO does not feel that the sightings are a threat, as humans are not in a sharks food chain. They are targeting sea lions and seals.

Great White sharks are one of the species of sharks that researchers have the most questions. They are found throughout oceans world wide, but researchers do not know how far they travel or how many exist. With recent satellite tracking, we are beginning to learn more about the species and their habits. With this recent research, it appears that the Southern California coast is a nursery ground for the Great White with most sighted being between 4 and 10 feet long. These juviniles hunt mostly fish so the likelihood of one mistaking a swimmer for a seal or porpoise is almost nil.

There have been numerous great white sightings over the last week from La Jolla Shores to San Onofre State Beach. Chuck Patterson took the video below from his stand up paddle board off the coast at San Onofre about 6 days ago.

The warning has been lifted as there has not been any sightings over the last 24 hours. But if you are planning to go to the beach, don't forget a good book, a towel, your sunscreen and be cautious because you never know What's In The Water At La Jolla Shores!

House Needs Work ~ Don't Give Up Hope!

 

Many homes we see today need some serious work. From missing kitchen cabinets, no toilets, no carpet... So the house needs work ~ you have vision! Talk to your mortgage professional today about 203k! (Hey I am a poet and didn't even know it!)  This is a fantastic post about the 203k loan in which many people are unaware of. There are many properties in San Diego County that are on the MLS that require rehab loans. Hope this information is helpful!

203k MADE SIMPLE?

Ok, maybe not, but I will attempt to make it as simple as possible for the client to understand and want to read on.  For many of us in the business who are " in the know"  we forget that we need to go back to the basics and spell it out in simple terms for others to understand.  So I've compiled some information based on my most recent commonly asked questions just this week.

In Southern California, FHA loans were just not utilized over the past 10 or so years because of the FHA Maximum Mortgage limits  But now that the limits have been increased and the prices have decreased, FHA loans have become the most utilized loan in recent months.  HOWEVER, because it was not a popluar loan, you would be amazed at how many lenders/brokers do not know what they are doing.  Especially when it comes to the 203k loan.  I spoke to a client today that was given such mis information it made me cringe. 

                                            

 Apparently they told the client that 203k loans were no longer being done (Gee, you think it was after realizing that they had no idea what they were doing?) and they tried to flip them into another loan. This was after telling my client that their loan amount would be for the contract price and the extra money would just be separate and sit in an impound account to be disbursed over the next 6 months.  Ok partially true, the extra amount would be in escrow to be disbursed as the remodel progressed, but for free? Who pays for the extra 50,000 dollars you just borrowed for repairs? Your loan amount is for the entire amount you are borrowing.  Makes sense right? 

So what is a 203k loan and why use one?

When a buyer wants to buy a home that needs repairs utilizing FHA financing, normally the repairs would have to be completed prior to the close of escrow.   The repairs would normally fall on the responsibility of the seller.  With so many foreclosures in today's market, the bank is the seller.  And many times the home in need of repair is listed "as is".  Which in the past would require a cash buyer or conventional financing.  This is another reason that people in the business decided to shy away from FHA loans.  I believe it was pure ignorance of the programs that were available by the brokers and the realtors couldn't properly prepare their seller for what to expect that gave FHA loans a bitter taste. 

 My associate Jeff Belonger said it best in his post about ignoring what your listing agent tells you about FHA loans

Here we go....203k loans for dummies 

                                           

*  203k loans allow you to FINANCE the cost of the repairs in the new loan amount. (Not to exceed 110% of the after improved value determined by the appraiser and 203k consultant) What does this mean?  I buy a house for 200,000 that needs 50,000 in repairs and I can borrow the extra 50,000?  Too good to be true?  NOPE.  That's it in a nutshell....

ok details please.........

*  Down payment is based on the sale price PLUS the final cost of the repairs x 3.5% so for example:

Sale price is 200,000 (DO not calculate 3.5% on this)  PLUS 50,000 in repairs/costs (which includes certain costs and reserves the lender will require) 250,000 x 3.5%.  Down payment is $8750.00 (closing costs are separate as usual)

* Buyer will hire (lender can recommend) a HUD approved FHA 203k Consultant  to go to the property with the buyer to determine the required repairs and wish list repairs.

 The fee charged by the consultant can be included in the mortgage.  The fee can range anywhere between $ 400 to $1200 depending on the repairs required.  Please check with the consultant prior to scheduling your appointment.

*Buyer will obtain estimates from several licensed contractors for the work to be completed depending on how extensive the repairs.

Three estimates are recommended for each contractor but not necessary.  The buyer can act as their own general contractor only if experienced and licensed.  (FHA says experienced, but most investors require the buyer to be licensed)  The contractors must provide documentation to be approved by the lender prior to approval.

The consultant will determine the "required" repairs versus the "wish list repairs".  You must start with the required repairs and then move on from there for you wish list. This is an important step for the consultant and appraiser so that you don't over improve the home and exceed the comparable properties in the area.

Eligible Repairs

  1. Structural alterations and additions
  2. Garage (attached /detached/new)
  3. Remodel kitchen or bathroom
  4. Install appliances
  5. Changes to eliminate deterioration and reduce maintenance
  6. Repair swimming pool (up to $1500)
  7. Modernize plumbing/heating/air conditioning/electrical systems
  8. Install or repair roofing /gutters/downspout
  9. Install flooring /title /carpet
  10. Energy conversation improvements
  11. Major landscaping /decks/fencing
  12. Improvements for accessibility ( e.g. handicapped ramp)
  13. Interior and exterior painting
  14. Improvements that are a permanent part of the real estate

Ineligible Repairs

  1. New Tennis court
  2. Gazebo or bathhouse
  3. Additions or alterations to provide for commercial use
  4. Photo mural
  5. Television antenna or satellite dish
  6. New Swimming pool
  7. Outdoor fireplace/hearth/barbecue pit  (Sorry to those of you in California! Sob)

* Once the consultant completes his report of required and wish list repairs, the lender will forward it to the appraiser for an "After Improved Value".  This is where you may run into problems with OVER improving the property based on current values.  Between the consultant, appraiser and buyer - the FINAL FINAL report will be tweaked to come up with a final report that the contractors will be hired to do.

* So now the file is submitted to underwriting and approved ( you need to qualify at the full amount you are borrowing of course, which may include your current mortgage payment for the home you will live in during the rehab period) and the normal steps for closing will occur.

(BIG PLUS - you can include 6 months of mortgage payments in the new loan amount since it's assumed that you will have TWO housing payments during the rehabilitation of the new home.  This money will be deducted each month during the rehab process) This is optional.

* Closing occurs, and the work begins within 30 days of closing/funding. (This is when your mortgage payments start since this is when you started borrowing the money - however, if you included the 6 mths mtg payments, they will be deducted from escrow starting when your first payment is due)

* Disbursments are made throughout the following 6 months from the escrow account (normally 4 draws with one final inspection, but  this can be increased for higher repair amounts) as the work is completed.

Remember you paid the seller for the price of the home, and then you borrowed an additional amount of X which is sitting in an escrow account to pay the contractors (your total loan is the total amount you borrowed)

Once the last disbursement is made and the final inspection showing COMPLETED AS PER THE CONTRACT........you are done! Simple As 1 2 3  - okay maybe not, but that's why having an experienced lender on your side is crucial!

There are specific properties and repair requirements for this type of loan, so please call me for specific details if this sounds like the right loan for your new home.

You read it right! Save money on your property taxes! If you have purchased a home recently within San Diego County, you may have already received a form from the Assessors Office for a Homeowner's Property Tax Exemption. If you have not already done so, make sure you complete the form and send it back to the Assessor's Office! If you are not sure if you have received the form or don't remember filling it out, don't wait! Print it now!

This Property Tax Exemption is for homeowners who occupy their property as their primary residence. At the time you purchased your home, the purchase price is considered to be the "assessed value" of the property. The Tax Collector uses this value to calculate what your taxes will be. When you file for the Homeowner's Property Tax Exemption, the assessed value will be reduced by $7000 which will save you about $70 a year on your property taxes!

There is no fee to complete the paperwork, and once you have filed for the Property Tax Exemption, it will remain on the property as long as you own it and keep it as your primary residence.

This Property Tax Exemption is not available if the property is an investment property or if you claim a Disabled Veteran's Exemption.

If you currently own a home and are not sure if you have filed for the Property Tax Exemption, take a look at your most recent property tax bill and it will tell you if it has been filed. If you have not filed, be sure to do so! $70 is $70! That would pay for 2 tanks of gas in my car! Every little bit helps these days!

Speechless Sunday ~ Veteran's Memorial Eternal Flame

Bullhead City Arizona is home to the Eternal Flame Veteran's Memorial. Standing nine feet high and 40 feet wide, this memorial is dedicated to the unsung heroes of our military. This riverfront park proudly displays the US Flag, State of Arizona flag and the flag from each branch of our armed forces. 11 bronze plaques listing over 3000 service men and women from the state of Arizona that lost their lives in service to our country over the last 100 years. Each side of the memorial holds the seal of each branch of the military. Above them all the Eternal Flame burns in memory of their service to our country.

The plaque over looking the river reads "In Memory of all Vietnam Veterans" below the title it states "This memorial was erected in memory of the young individuals who went war as kids and lost their youthful dreams, and some their lives, for a cause-freedom and honor-and came back as men with the horrors of war instilled in every fiber of their being and were never given the respect and honor they so dearly deserved from the public or United States Government. God will one day judge our actions. Until then, He will shine on the lives of each veteran now and forever more because He was with each one of them in Vietnam. He is the only One that truly knows what they went through and are living with every day."

In addition to the Veteran's memorials, Arizona proudly honors the Phoenix Arizona Firefighters who went to New York City on September 11, 2001. Simply the 9/11 Arizona Heroes Memorial, Arizona is proud to recognize their men and women who assisted in the recovery efforts at The World Trade Center.

Really? In today's technology savvy age how can a listing not have photos? We have cameras on our phones, cameras that fit in our pocket, camera's built in to our video cameras, cameras on our computers. We do not have to take our film to be developed. HOW HARD IS IT?

Working with three separate buyers this week, all pretty Internet savvy, asked the same question: "How do people think they can sell their home without any pictures?" I asked if there was any of them they would like me to preview for them and take pictures and all said no thanks!

Sellers, when choosing a listing agent to sell your home, one of the questions should be how the home is going to be marketed. Ask when pictures will be taken. Ask to review them. Even if you are not living in the property, make arrangements so that pictures can be taken.

As listing agents, one of the commitments we make to our sellers is to market their home. The LEAST of which is taking photographs for the MLS. Our Sandicor MLS has a requirement of photographs within 72 hours in addition to the ability to handle 25 pictures! 25! That in itself is testament testament of how important pictures are.

Yet still their are listings without pictures. Even if it is within the 72 hour time period and you are getting pictures on shortly, think of how many potential buyers have now just skipped this listing over. Take the time to add photos when you add the listing!

Don't let your listing show up as NO PHOTO AVAILABLE. The buyers are saying it loud and clear. We are not interested!

House in escrow? Need to move? Want some extra cash? Too much JUNK? Or maybe you are bored and just need something to do on a Saturday morning! Whatever your reason, you have decided it is Time for a YARD SALE!

As one who loves to frequent YARD SALES, I have experienced some great sales and some really bad sales. Planning a good yard sale takes a little work. How about some tips on creating a successful sale?

  • Advertise ~ There are many avenues available to advertise your big sale. Craigslist is a great free way to get people to your sale!
  • Signage!~ If I can't read your signs or they don't lead me to your house, how am I going to find my long lost treasure you have to offer?
  • Items For Sale ~ Have stuff for sale! I know you want to get rid of the clothes the kids grew out of, but if that is all you have consider hooking up with your neighbors and seeing if they would be interested in having a neighborhood sale! You are more likely to sell the items this way, rather than holding a yard sale with nothing to sell. People tend to drive by and look and if there is nothing that catches their eye, they aren't stopping!
  • Pricing ~ Pricing is everything. Most people visiting a yard sale are not coming to pay retail, and probably won't even consider paying wholesale! Just because it was purchased for $20 doesn't mean after 5 years it is worth $15! Price things to move if you want to get rid of them. Price by easy increments that are easy to give change. Don't price below a quarter.
  • Organization ~  Although digging through boxes is fun, if all of your stuff is piled into boxes that your patrons have to dig through, you won't sell as much. They have other yard sales to get too! They don't want to miss those! By having your stuff out and easy to see you will sell a lot more!
  • Have Change ~ This is really important especially if you are selling a lot of stuff. Consider having $200 worth of change in $1, $5 and $10 bills. Get a few rolls of quarters as well.
  • Holding Items ~ Be prepared to be asked if you will hold an item for someone to get a truck or bring back mother. If you are going to hold an item, set a time period; a short one if they are not willing to pay for the item in full. Let them know if the item is not paid for and they are not back in a half hour or an agreed upon time you are selling it! You want to get rid of this stuff, right?

Having a Yard Sale is a great way for you to get rid of unwanted items you have accumulated over the years. Plus, who would argue over a little extra cash? By taking a little bit of time to plan your Yard Sale you will have great success in addition to getting rid of JUNK. Hey, you know what they say "One man's trash is another man's treasure!"
