Homes For Sale La Mesa ~ 5 Days on The Market
This beautiful La Mesa Home in the fantastic community of Grossmont Village was on the market for 5 days. Working with some fantastic sellers and a really reasonable bank we were able to get this short sale approved within 1 week prior to listing. The seller submitted all of the required documentation in a day, the appraisal was ordered by the bank and completed 4 days later. The following day the bank provided their net sheet and approval to proceed with the short sale.

Short Sale vs. Foreclosure ~ How it Affects Your Credit Score
Many homeowners are still facing tough financial situations. Although there have been positive reports on housing and employment, families are still struggling in todays economy. San Diego has been one of the hardest hit and with the announcement last week of General Dynamics laying off over 1200 employees from NASSCO in July, many will still face the challenge of meeting obligations.
There are many misconceptions as to which may affect your credit score in a more detramental way. Short
Sale or Foreclosure. According to Fair Isaac, the developer of the software that calculates a score, if the mortgage debt is delinquent, the delinquincy is what causes the credit score to decrease. Both a Short Sale and a Foreclosure are considered “not paid as agreed” and will be scored accordingly and equally.
If you are faced with the potential of being in a position of not being able to make your mortgage payment, the first step would be to contact your lender immediately to see what the alternatives are. Many lenders are participating in new government backed program which was enacted as of April 5, 2010 for Loan Modifications and Foreclosure Alternatives.

Appraiser Can’t Find Comps
I received a phone call from Kevin, a local appraiser here in San Diego yesterday who wanted some information on a listing I had recently closed. Not too strange of a phone call, right? He wanted to know
condition, any special features, confirm there were no concessions…Of course I helped him out. I would want someone to do the same for one of my buyers trying to obtain a loan.
Then he dropped it on me. Words I have not heard for a LONG time. “I am having difficulty coming up with comps for this property I am appraising……everything I find has sold much higher than the property I need to appraise!”
“KEVIN!” I said, “You may just have to give it a value that is HIGHER than the sales price!” He actually sounded a little stressed. “I know, I think I may have to…” Not too bad of a problem for anyone other than the seller and seller’s agent really. Maybe they needed a quick sale.
GO KEVIN!
Things are looking up when the Appraiser Can’t Find Comps because sales in the area are higher! Haven’t heard that one in a while!

The Termite Report
One of the inspections you will most likely get when purchasing a home is a Termite Report. Also called a Wood Destroying Pests and Organisms Report. This report is designed to tell you if the home you are about to purchase has termites or other pests; such as beetles; that may damage the structure.
What are termites?
Termites are small, ant-like insects that feed off of the cellulose in wood. These little pests will burrow and tunnel through wood, eating their way through your home. If they go untreated, they can cause complete destruction of the wooden structure. Not good news.
There are different types of termites. Subterranean Termites which live and move in the ground. Any earth to wood contact provides the perfect setting for the termites to make a buffet of your home. There are also Dry Wood Termiteswhich will colonize in non decayed wood which has a very low moisture content. They will obtain entry to the wood, the queen will lay the eggs and the damage begins. There are also Damp-wood Termites and Powder-post Termites but the most common in California are the Subterranean and Dry Wood Termites.
How are they treated?
There are different types of treatment for each of the different types of termites. The treatment will also depend on the seriousness of the infestation. There are both chemical and non chemical treatments for termites. Fumigation is the most common and effective way to eradicate Dry Wood Termites, although
microwave and heat are also effective as non chemical treatment.
Subterranean Termites are treated with a soil treatment that requires application directly to the soil in, under and around the structure. Often times the soil treatment may only be applied where the infestation is found and not around the entire building. You may want to get clarification on which procedure is being used to treat the Subterranean Termites found in the report.
Understanding the Report
The scope of the termite report is to identify for the client any condition or damage which is related to termite infestation, wood destroying beetle infestation and fungus infection. Fungus infection is also known as Dry Rot and is caused when the moisture content of the wood exceeds 20 or 30%. This creates a
fungi that feeds off the cells of the wood. Fungiis treated with borates which are injected into the wood. This treatment will kill the fungi, however, it does not add strength to damaged wood. Most often time the Termite Company will recommend replacement of wood infected with Dry Rot.
Any items found with damage will be identified as either Section 1 items or Section 2 items. Section 1 items are any conditions existing from termite damage, water damage, Dry Rot or active termite infestation. Section 2 items are identified to alert the client of a situation that could lead to future
damage. Most lenders will require any Section 1 item to be corrected prior to the close of escrow. VA loans will require clearance of both Section 1 AND Section 2 items.
Once the problem has been identified as either Section 1 or Section 2, the company that has prepared the report will usually recommend the proper work necessary to remedy the problem right under the item found. The remedies may include fumigation, localized treatment, wood replacement and further inspection.
Once you have received the termite report, be sure and take the time to review and understand the process necessary to correct the problem. If you have any questions, please be sure and speak to your REALTOR® to help you understand the work being performed. Depending upon how the purchase contract has been written will determine who is responsible for paying for what work to be done. Most times the seller will agree to correct Section 1 items and the buyer would then be responsible for any Section 2 items
they would like corrected. Prior to the work being completed, make sure all parties understand which items are going to be repaired. If you have determined that you would like the Section 2items completed, make sure that is communicated prior to the work being ordered complete.
After the work has been performed, the Termite Company will go back out to the property and inspect the work that has been completed properly and issue a Termite Clearance.
The Termite Report is an important part of your inspection process. Understand the treatments, the necessary repairs and the type of warranty offered after any work has been completed. Your investment is worth it! Get a Termite Report!

If EVER there was a reason to get off the fence and BUY YOUR HOUSE in California, this is it. We’re talking a once in a lifetime, 24 karat golden opportunity to have the government subsidize your home purchase for up to $18000 in tax credits.
But the window of opportunity is EVER so brief if you are going to attempt to double dip and get both the state and the federal tax credits.
Here’s how the double dip works: The federal home buyer tax credit for first time buyers states you must be in contract to buy your house by April 30th and close before June 30th to be eligible for the credit.
But a newly enacted California stimulus for home buyers actually OVERLAPS the federal first time home buyer tax credit!
You can also receive $10,000 in tax credits as a first time buyer, from the State of California for transactions that CLOSE after May 1.
If you have followed me so far (and there are 18,000 reasons to pay attention and follow) you have probably figured this out:
- By being in a RATIFIED CONTRACT before April 30, you can qualify for the $8000 first time homebuyer tax credit from the Federal government (as long as it closes by June 30)
- By CLOSING that RATIFIED CONTRACT after May 1, you can qualify for the $10,000 first time homebuyer tax credit from the State of California.
ADVICE:
Already in contract and set to close at the end of April? A delay of close until May 3 will not endear you to your Realtor or to your seller, but could qualify you for $10,000 in tax goodies (May 1 and 2 are a weekend).
If you are NOT already in a contract, you are going to need to contact a mortgage professional and get thoroughly pre-approved NOW. Make sure closing the loan before June 30th will be possible based on your situation. (60 days is NOT unreasonable for most loans).
Once preapproved, seek out a great Realtor who knows the ropes, will work FAST, and will work as a team with your chosen mortgage professsional.

Your Credit Report-The Basics
Every time you apply for credit, you’re giving lenders permission to see your credit report. Don’t you think it is important for you to see what they are seeing? Be proactive and check your credit report on a regular
basis. By reviewing your credit report and understanding what is on it, you will be prepared for negotiations with lenders and will be able to detect the early warning signs of fraud or identity theft.
How to obtain your credit report
You should review your credit report from the three major U.S. credit reporting agencies (Equifax, Experian, and TransUnion):
- At least once a year
- Especially before making a large purchase, like a house or a car
Free credit reports
You are entitled to one free credit report from each of the three major credit agencies once a year. In order to obtain a free credit report you must order it through Annual Credit Report.com
In addition, you’re entitled to a free credit report:
- Within 60 days of being denied credit, insurance, or employment
- Once a year if you’re unemployed and plan to look for a job within 60 days
- If your creidt report is inaccurate because of fraud or identity theft
Did you find an error?
In review of your credit report annually for accuracy, if you find an error you will want to request dispute form from the credit reporting agency. You may find the error is only reporting on one of the bureaus and not all three. Be sure and obtain the correct paperwork from the bureau reporting the error. If the error is reporting to all three, make sure you follow the specific instructions for each one. The agency will then investigate and must respond to you within 30 days. Only the credit agencies can correct the data on your report.
How mistakes are made
Often times when a credit report contains errors, it may be because the report is incomplete, or contains information about someone else. This typically happens because:
- The person applied for credit with name variations (Jim Smith, James Smith, Jr., Sr. etc.).
- Someone made a clerical error in reading/entering name or address information from a hand-written application.
- The person gave an inaccurate Social Security number, or the lender misread the number.
- Loan or credit card payments were inadvertently applied to the wrong account.
Some incorrect data, however, may be an indication that you have been the victim of fraud or identity theft (for example, someone has applied for credit in your name or used your credit without your permission). By reviewing your credit report annually you should be able to catch these mistakes and take action to correct the error or take the required steps to report the fraudulent activity.
A good credit history can open a world of financial opportunity. The following are just a few things a good credit report can influence, and why you should know where you stand.
- Big purchases. Good credit can help you secure financing to buy larger items like furniture, a car, or a new home. Your credit history is a portion of what affects a lender’s decision to give you a loan, the amount you can borrow, and what interest rate you will pay.

In addition, your credit history can influence:
- The day-to-day. You may need good credit for some basic matters like having utilities turned on or getting a cell phone.
- Jobs. Employers more and more often are checking credit reports of prospective employees. A solid credit history represents to a potential employer your ability to manage your job responsibly.
- Education. Credit can affect your ability to get a loan to help cover tuition.
- Your business. Personal credit can affect your ability to get a loan to start or grow a small business.
- Insurance. Credit history is often a factor in determining your auto, homeowners, and renter’s insurance rates.
Maintain Your Good Credit
By following the tips below, you can be sure to keep your credit score where it needs to be:
- Pay your bills on time. Late payments and collection accounts will have a major negative impact on your score.
- If you have missed payments, get current and stay current. The longer you pay your bills on time, the better your credit score. Do be aware that once you have paid off a collection account, it will show as a “paid collection” account on your credit report for seven years.
- Contact your creditors or a credit counselor if you’re having trouble making payments on time. By working out a payment plan you can begin to manage your credit and pay on time. This will not improve your score immediately, but your credit score will get better over time.
- Keep your balances low on credit cards and other “revolving credit.” High outstanding debt can affect your credit score.
- Pay off debt rather than moving it around. The most effective way to improve your score is by paying down your revolving credit, not transferring balances between cards.
- Don’t close unused credit cards as a short-term strategy to raise your score. Owing the same amount but having fewer open accounts may lower your score.
- Don’t open new accounts or credit cards you don’t need, just to increase your available credit. This approach could backfire and lower your score.
Understand the length of your credit history
If you are new to having credit, don’t rush out and open a lot of new accounts. New accounts will lower your average account age. This will have a large effect on your credit score if you do not have a lot of other credit. Additionally, a rapid account buildup will look like a larger credit risk to a creditor if you are a new credit user.
Getting new credit 
- Do your rate shopping within a focused period of time. FICO scores distinguish between a search for a single loan and a search for many new credit lines, in part by the length of time over which inquiries occur.
- Re-establish your credit history. Even if you’d had problems in the past, opening new accounts responsibly and paying them off on time will raise your score in the long term.
Manage the types of credit you have
- Apply for and open new credit accounts only as needed. Do not open accounts just to have a better credit mix, it probably won’t raise your score.
- It is OK to have credit cards- but manage them responsibly. In general, having credit cards (and paying them on time) will raise your score.
Remember the 20/10 Rule: Never let your credit card debt get to be more than 20% of your total yearly income after taxes. And each month, don’t have more than 10% of your monthly take-home pay in credit card payments.
Once you have established your credit history, the most important thing is to keep control of it so you can achieve your financial goals without getting too far into debt.
